Mid-Term Rental Radar

Reserve Atlanta

Who is arriving in Atlanta next month, and who books their housing.

Mid-Term Rental Radar reads film-office lists, regional planning filings, hospital and plant announcements and FEMA declarations, then sends furnished-rental landlords one Monday list of dated arrivals: where, when, how far from your unit, the source, and the desk that books the beds. $12 a month.

What most landlords see

Many furnished-month bookings start with an organisation, not a traveler: a production's housing coordinator, a contractor's travel desk, an insurer's temporary-housing team. The records that announce them are public but scattered.

  • Listing-site demand stats

City-level counts of past searches on one site. Good for "is there demand here?" Silent on "who arrives on 1 December, and who books them?"

  • Facebook and forum threads

"Is anything filming near me?", answered by whoever happened to see it. Undated, unsourced, gone by next week.

  • A monthly "what's filming" column

A good read, once a month, productions only. No distance to your unit, no construction or hospitals, no archive.

How the pulse is made

  1. We read the records. Every week we check the Georgia film office list and press coverage of it, Atlanta Regional Commission reviews of large developments, state and county economic-development news, hospital construction news and FEMA's declarations data.

  2. We date, place and score them. Each item gets a start and end where published, a county, a distance to each of your units, a confidence level and a link to the record it came from.

  3. You get Monday's pulse. One email, nearest items first, with the type of organisation that books housing for that crowd. Mark any item that brought you an inquiry, and the next pulse gets sharper.

What $12 a month buys

  • A Monday pulse email for one metro (Atlanta opens first)
  • Distances for up to 10 of your unit addresses
  • A source link and record date on every item, and a confidence level you can filter by
  • Housing-desk notes: who books housing for productions, construction crews, relocating hires and insurance-displaced families
  • "Ending soon" items, so you know when nearby units may free up
  • A price-gouging reminder on every disaster item
  • The 90-day outlook table on the web, filterable by type, distance, start month and confidence (rolling out to founding members in early 2027)
  • Cancel any time in one step; annual plans get a reminder 7 days before renewal

Questions

Is this a forecast of bookings?

No. It's a list of public records that suggest people will need furnished housing near you, with dates and sources. Whether they book your unit depends on your unit, your price and your outreach. Every item shows a confidence level so you can judge for yourself.

Where does the data come from?

Public sources only: the Georgia film office's production list and press coverage of it, Atlanta Regional Commission reviews of Developments of Regional Impact, state and county economic-development announcements, hospital and construction news, and FEMA's open data. We never use data from listing sites.

Does it replace my listing?

No. Keep your listing. Radar tells you who is coming and who books them, so you can time your availability, write to the right desk and describe your unit for the people actually arriving.

What is a "housing desk"?

The type of organisation that books housing for a crowd: a production's housing or travel coordinator, a general contractor's project office, a corporate-housing broker, a hospital staffing agency, or an insurer's temporary-housing provider. Where a public name and contact route exist, the pulse includes them.

What about disasters?

They're a secondary signal. When FEMA declares an emergency or disaster near you, we list it with the people who usually arrive after one (adjusters, utility and restoration crews, insured families placed by temporary-housing providers) and a reminder that Georgia's price-gouging law applies to covered goods and services during a declared state of emergency. We never suggest prices.

When does it start, and what if it doesn't?

The first Atlanta pulse goes out by Monday 7 December 2026. If it hasn't reached you by then, we refund your $12 in full. Your first paid month starts with your first pulse.

How do I cancel?

In one step, from the link in every pulse, any time. Annual plans get a reminder email 7 days before they renew.
